Editorial Policy

These are the rules this publication follows. They are published so that readers can hold us to them.

We report. We do not value.

We never state, estimate, suggest or imply what any property is worth. Where a price appears on this site, it is a price a named publication reported on a stated date, or a dealer-quoted indicative figure clearly labelled as such. We are not valuers, we hold no valuation licence, and no figure on this site should be treated as a valuation.

We attribute everything.

Every factual claim carries its source and the date. Where we report a court decision, we report what the court decided and when. Where we report a notification, we name the authority that issued it. A reader who wants to check any statement on this site should be able to find the original.

We do not name individuals as wrongdoers.

We report convictions, judgments and official findings as facts, with dates. We do not characterise them, and we do not describe any person as guilty of anything a court has not found. Where a conviction is under appeal or a person denies wrongdoing, we say so.

We attack structures, not persons.

Our subject is systems: the transfer process, the approval process, the registration process, the cost of protocol, the incentives of intermediaries. We criticise these freely and without softening. We do not conduct campaigns against individuals.

Every guide carries the date it was last verified.

Procedures, fees and portal addresses change. Each guide shows when its contents were last checked against the official source. Where a reader tells us something has changed, we check it and update the date.

We correct openly.

When we get something wrong we correct it on the page and say what changed. We do not quietly amend.

We are independent of the industry we write about.

We accept no payment, gift, commission or hospitality from any developer, housing society, estate agency or property dealer. We take no commission on any transaction. Advertising, where accepted, is governed by the separate advertising policy and never affects what we publish.

Free means free.
