An unapproved scheme is not a risk you manage later. Authorities can seal the developer's offices and demolish unapproved structures. And without an approved master plan holding them to a plot count, some developers oversell files far beyond what the land can hold, take money from thousands of buyers, and disappear before balloting.
This is a recurring pattern, and overseas buyers are hit hardest — they see a brochure and an agent, and cannot walk into the authority's office.
Step one: identify the right authority

Cantonment areas fall under the Cantonment Board, not the city authority. DHA schemes operate under their own governing law.
Step two: go to the authority's own website
Type the address into the browser yourself. Scam sites imitate official portals convincingly, and a link forwarded on WhatsApp is the easiest thing in the world to fake. Ten seconds of typing removes the entire risk.
Find the housing schemes or private housing schemes section. Search by the society's exact name and also by the developer's name — schemes are frequently listed under the developer.
If the scheme does not appear at all, that is a hard stop, not a detail to sort out later.
Step three: read the status, not just the name
This is where most buyers stop too early. CDA, for example, does not publish one flat approved list. It publishes status combinations, and the difference between them is the whole answer.

VERIFY THE EXACT PHASE, NOT JUST THE SOCIETY
A large scheme may have full approval for Phase 1, provisional approval for Phase 4, and nothing at all for Phase 7 — while marketing all of them under one famous name.
Confirm the status of the specific phase, block and plot you are buying. This single check catches a large share of overseas-buyer losses.
Step four: confirm outside the internet
Red flags
- Prices well below comparable approved schemes in the same area
- Heavy advertising with no NOC number shown anywhere
- Pressure to book today at a launch or pre-launch price
- The word approval used without naming the authority that gave it
- Balloting postponed more than once
- No physical development visible on the ground after years of selling
