Questions we are asked about Bahria Town specifically. Answers are scoped to this one developer and each names its source. This page is information, not advice, and we represent no developer.

1. Is Bahria Town one legal entity across cities?

No. "Bahria Town" is used for separate projects in Rawalpindi/Islamabad, Lahore, Karachi and elsewhere, developed through different companies and approved — where approved — by different authorities. Paperwork issued for one project says nothing about another. Always read which project and which phase your document names.

2. What was the Supreme Court's 2019 order about Bahria Town Karachi?

The Supreme Court dealt with land exchanged by the Malir Development Authority for Bahria Town Karachi and accepted an offer of Rs 460 billion payable in instalments. Reporting since then has covered missed and rescheduled instalments and further proceedings. Whether your specific plot sits inside the land covered by that order is a document question, not a general one.

3. What was the UK National Crime Agency settlement?

In 2019 the National Crime Agency announced a civil recovery settlement of about £190 million relating to frozen assets connected to the family of Malik Riaz Hussain, stating the settlement was not a finding of guilt. The funds were transferred to the Government of Pakistan, and the use of that money has itself been the subject of later Pakistani proceedings and reporting.

4. Does a Bahria Town file give me a plot?

Not by itself. A file is a claim on the developer's books, tradeable before balloting and confirmation. It becomes a specific plot only when the scheme allots and confirms a plot number, and it becomes property in the legal sense only after transfer in the developer's register and, where applicable, registration in the revenue record.

5. How do I verify a Bahria Town plot before paying?

Verify at the project's own customer services or transfer office in the relevant city, in the name shown on the file, and ask for the dues position and any transfer bar. Separately check whether the phase or sector is on the approving authority's approved list. Do not accept a photocopy, a WhatsApp screenshot, or a dealer's verbal confirmation as verification.

6. Can a transfer be done for me while I am abroad?

Yes, with a power of attorney attested through the Pakistani mission in your country and the Ministry of Foreign Affairs. The scheme's transfer office may also require the attorney's biometrics, original file documents and clearance of dues. Confirm the current requirement list with the transfer office before your attorney travels to it.

7. Are there transfer bars or dues that block a sale?

Frequently. Instalment arrears, development charges, possession charges and phase-specific administrative bars all stop a transfer. These are recorded against the file at the transfer office, so a dues and bar check in the seller's name is the single most useful pre-payment step.

8. Are Bahria Town prices reported anywhere reliable?

Only where a named publication has reported a named transaction or an official rate has been notified. We publish a price only with the publication and the date attached. District Collector valuation tables and FBR valuation tables give official figures for tax purposes, which usually differ from market talk.

9. What happens to my plot if litigation goes against the scheme?

That depends on the land your plot sits on, the order in question, and whether payment obligations under any settlement are met. Court orders in these cases have addressed land and money at the scheme level, and outcomes for individual allottees have been handled separately. Keep every receipt, allotment letter and transfer document, and follow the reported proceedings rather than social media claims.

10. Where can I read the background in detail?

Dr. Syed Tahir Hijazi's book on the subject is available in English and Urdu — see the Books on Bahria Town section on the home page. It sets out the sequence of approvals, land exchanges, judgments and settlements with sources.
