How to verify land records online from abroad

Punjab, Sindh, Khyber Pakhtunkhwa and Balochistan

If your property is in a private housing scheme — Bahria Town, DHA, or any private society — it is not in these government records. The society keeps its own register. Searching a government portal will return nothing, and that means nothing at all.

What you are looking for

The fard, or record of rights. It shows who the government records as owner of a specific piece of land, the share held, and the transactions entered against it.

You need the location down to village level — district, then tehsil or taluka, then mouza or deh — and one identifying number: khasra (the survey unit) or khewat (the ownership holding). Both appear on your existing documents.

How to search

1. Type the address directly into your browser. Never use a link forwarded on WhatsApp — fake portals imitating these sites are common.
2. Select district, then tehsil or taluka, then mouza or deh. The village name must be exact. This is where most searches fail.
3. Enter the khasra or khewat number. If you do not have it, search by owner name with father's name.
4. The record of rights appears, showing the recorded owner and share.

Two things worth knowing

A certified fard as a PDF can be ordered through the Punjab portal for a small fee, usually issued the same day. There is also a Punjab Zameen mobile app.

For older Karachi property, the Board of Revenue has digitised the colonial City Survey records — roughly 35,000 plots, houses and shops across 28 quarters. Free to view, and often where the record actually sits.

A RESTRICTION PEOPLE ARE CHARGED MONEY TO BYPASS

You cannot enter a CNIC alone and see every property that person owns. That search was restricted for privacy reasons in 2026.

Any website offering to show you "all properties by CNIC" for a fee is not doing what it claims.

What the record does not prove

• That the person in front of you is the recorded owner. The portal verifies the record, not the human being. See Guide 6.
• That there is no pending litigation, unregistered agreement to sell, or mortgage held elsewhere.
• That the plot is not physically occupied by somebody else. A clean record and an occupied plot are entirely compatible.

Treat the online search as your first check, not your last. For a sale, a court matter or a bank loan you will still need a certified fard.

If the record is wrong

Act immediately rather than waiting for your next visit. Delay turns a correctable entry into a decade of litigation. Obtain a certified fard showing the current position and the mutation history — that document is the basis of everything that follows. Do not begin by confronting anyone. Begin by securing the evidence.
