What to check before sending money for a plot

The last checkpoint before the money leaves

Once money has moved, your position changes completely. Everything below should be settled before, not after.

The property

• Society approval status confirmed with the authority — for your specific phase (Guide 2)

• NOC number verified directly with the authority (Guide 3)

• Your plot located on the approved layout plan

• Land record checked where the property is revenue land (Guide 1)

• Somebody you trust has physically stood on the plot and photographed all four sides

• Plot boundaries and pegs match the site plan

• No physical occupation, structure or cultivation by anyone else

• Dues, development charges and non-construction penalties confirmed as clear

The seller

• CNIC verified against the ownership document (Guide 6)

• Original documents seen, not photocopies

• Society or authority has confirmed in writing that the seller is the recorded owner

• No transfer already pending on the plot

• Where an attorney is acting, the power of attorney is registered, current and specifically covers sale of this property

• Where there are multiple owners or heirs, all have consented in writing

The money

Never pay in cash, and never pay a dealer's personal account. Pay the recorded owner, through banking channels, with a written receipt.

• Payment routed through a Roshan Digital Account or formal banking channel, creating a paper trail

• Payment made to the recorded owner's own account, not to a relative, dealer or third party

• A written agreement to sell signed before any substantial payment

• Receipt for every payment, naming the property and the stage

• The full cost calculated — price, transfer fee, stamp duty, CVT, withholding tax, development charges, dealer commission

• Who pays which tax agreed in writing before payment

WHY THE BANKING CHANNEL MATTERS MORE THAN YOU THINK

Undocumented transfers are not recognised by civil courts in the way a documented payment is. If a dispute arises later, cash paid through a relative is extremely difficult to prove.

Routing through a Roshan Digital Account also protects your right to repatriate the principal and any gain when you eventually sell.

Before the final payment

• Re-verify the record on the day of transfer — things change between agreement and completion

• Confirm no new dues or penalties have appeared

• Confirm the transfer is being recorded in the society register or the sub-registry, not merely on a letter

• Hold back a meaningful final instalment until the transfer is actually recorded in your name
