How to choose a property lawyer in Pakistan

The choice matters more than any other decision you will make after the dispute begins, and it is usually made worst — on the recommendation of the person who introduced the property.

What to look for

• Practises in the specific court and district where your property lies
• Handles property matters as a main area, not occasionally
• Has acted for overseas clients before and understands attorney arrangements
• Verifiable enrolment with the Bar Council
• Willing to give a written opinion before you engage him
• Explains the weaknesses of your case, not only its strengths
• Gives a written fee structure — stage-wise, with what is and is not included
• Willing to communicate by email and video call, and actually does

Warning signs

• Recommended by the dealer, the seller or the person occupying your property
• Guarantees an outcome or a timeline
• Asks for a large lump sum in advance with no stage breakdown
• Suggests approaching officials informally
• Will not put the fee or the advice in writing
• Stops answering once the first payment is made — test responsiveness before engaging

One structural rule: the person who found you the property should never choose your lawyer. Independent verification requires independence somewhere in the chain.
