What to look for
Warning signs
- Recommended by the dealer, the seller or the person occupying your property
- Guarantees an outcome or a timeline
- Asks for a large lump sum in advance with no stage breakdown
- Suggests approaching officials informally
- Will not put the fee or the advice in writing
- Stops answering once the first payment is made — test responsiveness before engaging
One structural rule: the person who found you the property should never choose your lawyer. Independent verification requires independence somewhere in the chain.
